La Quinta City Library Review
Dear Tom:
Per your request, Patrik Davis Associates is pleased to submit a proposal to provide the following professional services.
Services
Constructability Review:
The proposed scope of services include the review for constructability of the 90% progress construction documents for the City of La
Quinta Library. This facility is being designed by a California architect-led team of engineering consultants. We understand that this
project is a 20,000 sq. ft. single story facility of which approximately 50% of the floor area will be initially finished. The purpose of
our review will be to determine the completeness of the documentation as relates to biddability, constructability and potential
construction phase cost increases. We will not comment on or review the architectural or structural design integrity nor the
adequacy of the building systems. We feel that we can complete this work within two weeks of receiving two sets of the documents
(specifications and drawings).
Value Engineering Review:
The proposed scope of services include a review of the same documents described above with the task of identifying elements of
the project that can be revised without sacrificing a measurable amount of building service and functionality. The overall goal will be
to offer suggestions where cost savings might be realized. The potential cost savings would need to be determined and evaluated
by the City and your design and cost estimating team. We can complete this work in conjunction with the Constructability Review
within three weeks of receiving the documents and a copy of the most current cost estimate and code analysis.
Fees
For the above services, we propose the following fees:
. Constructability Review $3800
. Value Engineering Review $2300
Total $6100
Reimbursable expenses are in addition to the above and will be billed as they accrue. These expenses include special mailings,
printing costs and any travel-related costs. As we do not expect any travel costs, I would estimate that these expenses will not
exceed $150.
Thank you Tom for asking us to further continue to serve the City of La Quinta. We feel we are well suited for this challenge given
both our past national Library experience and the current design work we are providing for your future City Hall expansion. If you
