53445 Herrera (Avenida) DPR 523L (09/2013) Identifier: CRM TECH 1885-33 Date Constructed: 1954 UTM Zone: 11S, 564064 mE; 3724526 mN Neighborhood: The Cove Tract: Santa Carmelita Unit No 21; Recorded August 31, 1943, MB 20/22 Owner and Address: Vetza Trussell; 53445 Avenida Herrera, La Quinta CA 92253 Updated Description: The subject property was constructed in 1954 in the La Quinta Cove neighborhood. CRM Tech described the property as a Ranch style single-family residence in 2006. It is a Custom Ranch style residential property. The one-story single- family residence has a rectangular plan and a low-pitched hipped roof. Exterior walls are clad in stucco with an attached stone planter attached at the base of the front elevation. There are five multi-pane casement windows at the front elevation and an attached carport. The front entrance is slightly sheltered by the roof overhang. The subject property is surrounded by a high privacy wall and heavy vegetation. Most of the residence is obscured from view. It appears that the low-pitched hipped roof and at least one of the multi-pane casement windows at the front elevation are extant. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity of the dwelling could not be determined.
