CRM Tech described the property as a Ranch style single-family residence in 2006. Urbana staff conclude that residence more specifically displays the characteristics of a Tract Ranch style residential property. The residence has a low pitch side gable roof clad in composition shingles. The roof had boxed gable eaves and ends. The residence has an open veranda at the front elevation supported by narrow posts. The exterior is clad in stucco and vertical boards and brick veneer at the base at the front elevation. There is one large horizontal sliding window and one tripart sliding-fixed-sliding window at the front elevation. Since the previous survey, they does not appear to have been any significant alterations to the residence. The front door and the roof trim have been painted. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this dwelling maintains integrity from the historic period. It is a wood-framed, one-story structure that is clad on the front with horizontal drop-boards and on the side with stucco. The base of the wall in the front has both flush vertical boards and brick veneer.
