53855 Mendoza (Avenida) DPR 523L (09/2013) Identifier: CRM TECH 1885-62 / 53835 Avenida Mendoza Date Constructed: 1948 UTM Zone: 11S, 564392 mE; 3724340 mN Neighborhood: The Cove Tract: Santa Carmelita Unit No 23; Recorded January 31, 1944, MB 20/25 Owner and Address: Joseph Salwey, Donald Studdard; 53855 Avenida Mendoza, La Quinta CA 92253 Updated Description: The 53855 Avenida Mendoza (previously 53835 Avenida Mendoza) residence was constructed in 1948 in the La Quinta Cove neighborhood. The one-story single-family residence was constructed in the Spanish Colonial Revival style. It has a low-pitched side-gabled roof with narrow open eaves clad in red tiles. The roof extends at the front elevation to form an open veranda supported by narrow wood posts. At the front elevation there is one large multi-pane fixed window and one large multi- pane fixed window that wraps from the front to the side elevation. The residence has vertical boards at the gable ends. A stucco-clad chimney extends from the side elevation. Since the previous survey, the front door of the residence has been replaced and a privacy wall was constructed separating the rear of the property. There does not appear to have been any significant alterations since the previous survey. Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area possessing a concentration of buildings, structures, and improvements linked historically. The dwelling retains integrity from the 1935 to 1950 period of significance for the Cove. Because the district is not formally designated, it is assigned a 5D2 status code: Contributor to a multi-component resource that is eligible for local listing or designation. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this dwelling maintains integrity from the historic period. Include design, materials, condition, alterations, size, setting, and boundaries.) With low-pitched red tile roof, stained wood at the gable end, and plaster walls, this Spanish Colonial Revival -style residence was designed to resemble older neighborhood homes. Though more simple in plan --it is rectangular with a newer addition at back --the gable detail matches original 1935 houses. Its smooth squat chimney also resembles other older homes. The front has a simple extended roof porch at the north half (with open eave); a large 8 -paned metal casement window is at right, and the entry with steel security door at left. To the far left of the front wall is a 6 -paned casement window. The north facade of the house is visible from the road. The chimney here, which is left of center, is of smooth stucco with stepped shoulders, and 8 -paned casement window to the right. Attached at west (back) is a newer addition with shed roof and large sliding window. A shed in back has a combination of brick and board -and -batten siding, and a shed roof of corrugated metal. The landscaping is simple yet shows attention to detail, with dirt drive, concrete walk to door, wood beams that separate grass from the pedestrian dirt walk, a creeping vine at the front wall, and tree, bush and flowers at the south border. *133b.
