The building is constructed of interlocking concrete block walls, painted white, with the second floor clad in horizontal board siding at the north elevation. The building is constructed in the Monterey style with two stories and and rectangular plan. The building has an exterior, starting from the front elevation and leading to the second floor. At the first floor front elevation there is a centered front door with a 15-pane window on either side; this is a change since the prior survey. During the previous survey, there was no door, and instead the space was a large picture window. Also at the front elevation first floor has a small fixed window and a large arched, fixed multi-pane window. During the prior 1997 survey, the arched window was an arched door. The second story extends slightly towards the front elevation, covering the front entrance, with exposed support beams. At the second story there is a wide enclosed balcony with a metal railing and wood columns. There are three multi-pane casement windows at the front elevation second story, and a french door to the balcony. The roof of the residence has a low pitch gable roof clad in red barrel tiles. The building has quoins at the corners of the first floor of the front elevation. No significant alterations appear to have occured since the prior survey. Updated Significance: The 77895 Avenida Montezuma property was initially recorded in 1997 by Mellon and Associates. At that time, the site was given a status code 5S1: individual property that is listed or designated locally. This prior evaluation found the property is significantly associated with early commercial development in La Quinta from the 1930s, although it does not appear that it was individually listed or designated. The property is located within the proposed La Quinta Cove Historic district and contributes to the overall significance of the development. Therefore, the property should be assigned a 3S status code: Appears eligible for NR individually through survey evaluation. Additionally, a 3CS status code should be assigned: Appears eligible for CR individually through survey evaluation. The 5S1 status code should also be changed because the property is an individually significant property that contributes to the proposed La Quinta Cove Historic District. The 5S1 status code is revised to 5B: Locally significant both individually (listed, eligible, or appears eligible) and as contributor to a multi-component resource like a district that is locally listed, designated, determined eligible, or appears eligible through survey evaluation. This was the location of the La Quinta Milling and Lumber Company. Guy Maltby opened the La Quinta Building and Lumber Company in the building by 1940. The lumber yard company supplied building materials for the casitas being built in the La Quinta Cove. The building was used to house the contractor's family at the second floor with the lumber yard at the back. Since construction the building has been used as a community store, post office, and veterinary office. It is considered a significant example of pre- WWII commercial development in La Quinta. The property has been found individually eligible under NRHP/CRHR/Local Criterion A/1/B (events) as it is associated with significant events or patterns of events in local, regional, state, or national history. It is not individually eligible under Criterion B/2/B (persons) even though it is associated with Guy Maltby, as he appears to have only worked and lived in the building for a year until his death. The property is not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. The property was found to be individually eligible under Local Register Criterion A, as it exemplifies a special element of the City of La Quinta - the former center of development within the Cove and place where casita designs were developed from 1934 to 1941. As the building has not been substantially altered since its construction, this property maintains integrity from the historic period. It has unreinforced, interlocking concrete block walls. It is Monterey style, two stories, a rectangular plan with low gabled red Mission tile roof covering the cantilevered balcony and enclosed room clad in horizontal board siding at the second story on the north facade. Other details include an exterior stair on the west elevation with arched underside leading to a cantilevered enclosed porch on the second floor, and quoins at the north elevation's east and west corners at the first story. The north elevation second floor balcony has a French door flanked by casement windows; the remaining second floor north elevation has small multi -paned windows. The first floor north elevation has an arched door, picture window, and single small window. South and east elevations have small and medium-sized multi -paned casement windows throughout. A small, rectangular, single -story utility structure, oriented north -south, joins to south wall of main building at east end, with same roof and construction and no fenestration on its south and east elevations and in turn connects to a three -sided, 1 1/2 story structure with rectangular plan, oriented east -west with a missing north wall.
