Updated Description: The 51991 Avenida Morales was constructed in 1936 in the La Quinta Cove neighborhood. The residence
was constructed in the Spanish Colonial Revival style. The residence has a low-pitched cross-gable roof clad with red tiles. During
the prior 1997 and the current survey, the subject property was largely obscured by a high privacy wall. Based on what is visible, it
appears that the windows have been replaced with fixed, black frame windows. Since the previous survey, the attached carport was
replaced by 2003 with an attached stucco clad garage with red tile roofing to match the main residence. This addition has had a
significant negative impact on the form and integrity of the original dwelling.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. The dwelling retains integrity from the
1935 to 1950 period of significance for the Cove. Because the district is not formally designated, it is assigned a 5D2 status code:
Contributor to a multi-component resource that is eligible for local listing or designation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

Built in 1936, this Neo -Mediterranean residence appears to have been designed with the neighborhood's
historic houses in mind. Single story with stucco walls, it has a low-pitched, red tile roof, a principal roof
porch (similar to the patio of the "I" houses), and a carport to the north that has vertical boards within the
gable. The wall covered by the carport holds a casement window (3 panes to each casement). To the left is an
inset porch, holding a large multi -paned casement window, and farther left is a paneled door of wood or metal.
Wall south of porch holds a large fixed window. Carport and porch are supported by simple square wood
posts. Unlike front of house, with its two gables and enclosed eave at porch, north side eave is open with
exposed rafters. This side wall contains only two casement windows, at center and west of center. Most
windows are inset by at least three inches. House is surrounded by 3 -foot high stuccoed wall with heavy
vegetation surrounding south portion of property.
