Updated Description: The 51592 Avenida Navarro residence was constructed in 1951 in the La Quinta Cove neighborhood. The
one-story single family residence was constructed as a Spanish Styled Ranch. The residence has a low-pitch cross hip roof with open
eaves. The exterior is clad in stucco. At the front elevation there are three casement windows inset within the stucco. There is a large
multi-pane window at the front elevation. There does not appear to have been any significant alterations to the residence since the
previous survey.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its date of construction outside the period of significance.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

setting, and boundaries) This one-story, Ranch-style single-family residence faces
west from the east side of Avenida Navarro. The wood-framed, irregular-shaped
residence is topped with a low-pitched, cross-hip roof covered with asphalt
and white gravel, and narrow, open eaves with fascia boards shelter walls
sheathed in stucco. Heavy roof beams are exposed where the left façade is
veneered with concrete brick and adorned with at least two tall, narrow

same time L.M. and F. Evelyn Morningstar acquired the property from the Desert
Club. A fireplace was added in 1975. A permit to attach a shade to the
dwelling was issued in 1982, and another to build a carport, storage room, and
connecting trellis was issued in 1992. Other owners within the historic
period include Stanley J. and Alice M. Parker (1955-1960); Marie Wilson (1961-
1964); and Glenn Underwood beginning in 1964.

*P3a. Description (continued): alcoves with statuary. Fenestration consists of aluminum-
framed, casement windows, and the modest, recessed entry is sheltered by the
eave overhang, which is supported by one square, wood post, on the
asymmetrical façade. A two-car flat roofed, stuccoed garage is extant on the
north, and a low concrete block wall topped with wrought iron and block
pillars border the property.
