53025 Navarro (Avenida) DPR 523L (09/2013) Identifier: CRM TECH 1885-73 Date Constructed: 1960 UTM Zone: 11S, 564553 mE; 3724795 mN Neighborhood: The Cove Tract: Santa Carmelita Unit No 20; Recorded February 28, 1938, MB 19/38 Owner and Address: Elisa Yoshi Hall; 53025 Avenida Navarro, La Quinta CA 92253 Updated Description: The subject property was constructed in 1960 in the La Quinta Cove neighborhood. CRM Tech described the property as a Modern style single-family residence in 2006. It is a Tract Ranch style residential property. The residence has a rectangular form with a low-pitched cross-gable roof with open eaves and thick exposed roof beams. The front exterior is clad in narrow vertical boards. The entrance is off-center with large fixed windows at the center. The subject property is largely obscured by a high privacy wall and a vinyl sunshade hung across the front elevation. Based on what is visible, there does not appear to have been any significant alterations to the residence. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity of the dwelling could not be determined.
