This one-story, Tract Ranch style single-family residence faces south from the north side of Avenida Nuestra. The wood-framed residence appears rectangular and is topped with a low-pitched, simple hip roof covered with asphalt composite shingles. Wide, open eaves sit above walls clad in smooth stucco, and fenestration consists of aluminum-framed, sliding windows. An unsheltered, modern wood door and an attached one-car garage with a corrugated metal door are found on the front asymmetrical façade. A chainlink fence and tall hedges border the property, which obscure visibility from the public right-of-way. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. No major exterior changes appear to have been made to the building since the 2006 survey by CRM Tech. However, large hedges and a chainlink fence obscure visibility from the public right-of- way. As the dwelling does not appear to have been substantially altered, this dwelling maintains integrity from the historic period.
