CRM Tech described the property as a Vernacular style single-family residence in 2006. Urbana staff conclude that the residence may have been built as a Vernacular style or Spanish Colonial Revival style residence but it cannot be definitively determined due to substantial alteration of the property. The one-story single family home was constructed with an "L" shaped plan constructed of brick masonry or concrete brick with an attached wood-framed garage. During the prior 2006 survey, the residence was partially obscured by vegetation and thus was not well documented. During the current survey, the residence was similarly largely obscured by heavy vegetation. Based on what was visible, since the previous survey the residence has been stuccoed and painted. An original metal multi-pane casement window at the front elevation of the garage has been replaced by a smaller horizontal sliding window. This replacement window is smaller than the original window opening, with the gap covered with boards. The non-historic stucco cladding and changes to the fenestration have significantly altered the integrity of the dwelling since the last survey. Updated Significance: A prior survey evaluated the property as status code 5D1 - contributor to a district that is listed or designated locally. The current survey found that the dwelling was constructed within the proposed La Quinta Cove Historic District during the period of significance, but alterations impacted the overall integrity of the dwelling and removed Spanish style elements. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The 2022 evaluation is that the property should instead be assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation. The dwelling is now a non-contributor due to significant exterior alterations to elevations facing the public right-of-way. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no longer maintains integrity from the historic period. Description (continued): sheathed in stucco on the north elevation, and the front gable is a clad in a mix of flush horizontal boards, painted brick wainscoting, and thinner, flush vertical boards with two vents in the gable peak. A wood-framed, multi-panel casement window and one-car, louvered metal vehicle door are found here, and an open veranda supported by a wall plus two large, square concrete columns shelters the asymmetrical façade.
