54074 Rubio (Avenida) DPR 523L (09/2013) Identifier: CRM TECH 1885-102 Date Constructed: 1951 UTM Zone: 11S, 563617 mE; 3723988 mN Neighborhood: The Cove Tract: Santa Carmelita Unit No 24; Recorded May 31, 1938, MB 19/45 Owner and Address: Todd Edward Kelsey; 54 Camino De Travesia, Carmel Valley CA 93924 Updated Description: The subject property was constructed in 1951 in the La Quinta Cove neighborhood. The one-story single- family residence was constructed in the Tract Ranch style. The residence has an "L" shaped plan with a flat roof. The exterior has an asymmetrical facade and is clad in stucco. During the previous survey, the residence was largely obscured by heavy vegetation and was not well documented. Based on the previous survey's description and photos, there does not appear to have been any significant alterations to the residence. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this dwelling maintains integrity from the historic period.
