Updated Description: The subject property was constructed in 1949 in the La Quinta Cove neighborhood. CRM Tech described
the property as a Ranch style single-family residence in 2006. It is a Tract Ranch style residential property. The residence has a low-
pitched dutch gable roof with open eaves. Exterior walls are clad in wide horizontal boards and stucco. The roof eave extends slightly
over the front entry to form a porch supported by narrow posts. There is a large square brick chimney extending from the front
elevation. The residence is partially obscured by the porch and vegetation, but it appears that there are multi-pane steel casement
windows at the front elevation. The property has an attached carport and attached garage; the garage was constructed in 1970.
There do not appear to have been any significant alterations to the residence since the previous survey. Features such as the dutch
gable roof, the multi-pane casement windows, and the brick chimney are extant.
Updated Significance: A prior survey evaluated the property as status code 5D1 - contributor to a district that is listed or
designated locally. The current survey found that the dwelling was constructed within the proposed La Quinta Cove Historic District
during the period of significance, but alterations impacted the overall integrity of the dwelling and the architectural style is not
consistent with the Spanish Revival style associated with early development within the Cove between 1934 and 1950. The dwelling is
associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in
relation to this theme. The 2022 evaluation is that the property should instead be assigned a 6Z status code: Found ineligible for
NRHP, CRHR or Local Register through survey evaluation. The dwelling is now a non-contributor due to significant exterior
alterations to elevations facing the public right-of-way.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

west from the east side of Avenida Velasco. The wood-framed, rectangular
residence is topped with a low-pitched, side-gabled roof covered with asphalt
and white gravel, and wide, open eaves with fascia boards shelter walls clad
in wide, overlapping horizontal boards and stucco. Fenestration consists of
wood-framed, casement windows. A shed roof extension of the front eave is

width open veranda on the asymmetrical façade. A small breezeway, outlined by
a wooden, segmented archway, links the residence with a garage that is
accessed by a sliding barn door. A wood fence and picket fence define the
property boundaries, and swinging wood doors with an X pattern beneath a
square arch of wooden beams.
