Updated Description: The 52031 Avenida Villa residence was constructed in 1936 in the La Quinta Cove neighborhood. The one
story single family residence was constructed in the Spanish Colonial Revival style. The residence has shed roof wings with a center
porch with a gable roof. Wooden posts support the roof beam. The exterior is clad in stucco. Since the previous survey, the residence
has been partially renovated. During the previous survey, the south mass of the residence was clad in wood siding with a three pane
window. The window at this massing has been replaced with a garage door, and has partially been clad in stucco. The awnings above
the windows have been removed and round terra cotta vents have been added along the roofline.
Updated Significance: This dwelling is a contributor to the La Quinta Cove Thematic Historic District which is considered eligible
under Local Criterion B (events) for its association with the Residential Development theme. The Cove district is also considered
eligible under Local Register Criterion A (special element) as the first residential subdivision within the boundaries of the city
constructed with Spanish Revival style homes and eligible under Local Register Criterion E as a geographically definable area
possessing a concentration of buildings, structures, and improvements linked historically. The dwelling retains a sufficient level of
integrity from the 1935 to 1950 period of significance for individual designation. The district is not formally designated, and the
property is assigned a 5B status code: Locally significant both individually (listed, eligible, or appears eligible) and as contributor to a
multi-component resource like a district that is locally listed, designated, determined eligible, or appears eligible through survey
evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; and not individually eligible under Criterion D/4/D, as
further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or
national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not
found to exemplify a special element of the City of La Quinta.
This property individually embodies the distinctive characteristics of a Spanish Colonial Revival style “casita” bungalow built in the
Cove during the 1930s is considered individually significant under Local Criterion C/3/C for embodying the distinctive characteristics
of a type, period, or method of construction. As the dwelling has not been substantially altered, this dwelling maintains integrity
from the historic period.

A simple ranch house in The Cove which is Spanish Colonial Revival in style, this 1936 building is "H"
shaped in plan. It is single story with a tile roof which has been whitewashed. The walls, originally
stucco -clad, have wood siding on the south wing and adobe walls on the north wing. Shed roof wings jut out
from a center porch with gabled roof. Wooden posts with corbels supprt the porch roof. Original wood sash
casement windows are deeply set into the north wing. This wing also features round vents. The south wing has
been altered and is sheathed with siding. The chimney is located to the rear of this wing.
