52337 Villa (Avenida) DPR 523L (09/2013) Identifier: CRM TECH 1885-129 Date Constructed: 1961 UTM Zone: 11S, 564467 mE; 3725389 mN Neighborhood: The Cove Tract: Santa Carmelita Unit No 11; Recorded January 31, 1935, MB 18/75 Owner and Address: Lauretta Lowell; 52337 Avenida Villa, La Quinta CA 92253 Updated Description: The 52337 Avenida Villa residence was constructed in 1961 in the La Quinta Cove neighborhood. CRM Tech described the property as a Ranch style single-family residence in 2006. It is a Custom Ranch style residential property that has been turned so that the side (narrow elevation) faces the street. The residence has a rectangular form and a low-pitched side-gable roof with open eaves and exposed rafters. Exterior walls are clad in stucco. There is a large brick chimney extending from the interior of the residence. There are two sliding windows at the front elevation. The main entrance is centered at the side elevation. There does not appear to have been any significant alterations to the residence since the previous survey. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this dwelling maintains integrity from the historic period.
