Wise Wise Maintenance and Construction Company 53-685 Eisenhower Drive La Quinta, California 92253 SUBJECT: MINOR USE PERMIT 97-005 AND PARCEL MERGER 97-318 Dear Mr. Wise: On February 19, 1997, the Community Development Department received your application request to build a second residential unit at 49-080 Eisenhower Drive for Mr. Thomas N. Dodd. We are unable to continue processing your request under a Minor Use Permit application because the new unit has a kitchen. A Conditional Use Permit application is required for this type of application pursuant to Section 9.60.090 of the Zoning Ordinance. A copy of our City regulations for this type of request is attached along with an application and City fee schedule. The processing time for a CUP can vary from two to four months, and will require a public hearing before the Planning Commission and notification to adjacent property owners before a building permit is issued for the new structure. The City is currently revising the Zoning Code to permit second units with kitchens under the MUP application process. However, this Code change will not become effective until April. Please contact me once you receive this letter, and we can discuss whether you wish to modify your application by eliminating the cooking facilities or begin processing a CUP application with your lot consolidation application.
