Before the landscape and irrigation plan for the model homes can be approved by this Department, please obtain written approval from the Coachella Valley Water District ensuring water conservation measures and plant materials are acceptable for this climate. 2. Obtain a building permit to construct garage sales office and design center improvements. Prior to obtaining a building permit, post with the Community Development Department a Certificate of Deposit (or bond) in the amount of $1,000.00 per garage conversion to insure removal of the sales facility improvements upon completion of their use. The Certificate shall name the City as having a controlling interest over the release of the funds, and the Certificate shall be automatically renewed at six-month intervals unless released in writing by this Department. Funds deposited will be released to you when all sales office and design center improvements have been removed. 3. Obtain a building permit(s) to construct the patio cover for Plan 3, recreational amenities and perimeter walls for the model houses. Perimeter walls shall match the design parameters of the approved Precise Plot Plan/Grading Plan for this project on file with the City. 4. Mounted on the exterior of the sales office front door shall be a written notice providing emergency personnel your 24-hour emergency phone number they can call in case problems arise that need your prompt attention (i.e., minimum 1" high letters). The designated parking areas shall be constructed before the model home complex is used for sales purposes. MUP99-122 - 38gt 6. Provide concrete wheel stops for the three parking spaces- adjacent to Sierra Vista. Parking spaces shall be a minimum size of 9' wide by 1.8' long. A minimum number of ten parking spaces are required. 7. A sign permit is required for any on-site advertising. 8. Provide 4' wide hardscape surface from the handicap parking stall to the concrete surface for the model house on Lot 41. 9. Specify maximum 160 watt flood lights on Page M-3 instead of 450 watt.fixtures to reduce light glare (Section 9.60.160 of the Municipal Code). 10. Specify tree caliper sizes on Sheet M-4. Why are tree heights shown to be 25" to 40" high on Sheet M-4? 11. Provide 5 gallon shrubs in front of each housing unit. One gallon shrubs can be used for back yard areas only. 12. Install one 2AlOBC fire extinguisher inside the front exit door of the sales office. 13. The City may elect to add Conditions to this application request to mitigate any problems that arise not previously addressed herein. Please make the required corrections and submit three sets of final plan to this Department for approval (2 copies will be returned). The model home sales complex shall be removed by January 26, 2001, unless an extension is granted by the Community Development Director. This decision may be appealed to the Planning Commission provided the necessary paperwork and filing fee of $175.00 are filed with this office within 15 days.
