Dear Mr. Logan:
The Community Development Department has authorized approval of your request to
establish a 45' by 60' modular office building at 80-600 Avenue 52 pursuant to
Sections 9.30.020 and 9.210.020 of the Zoning Code because it (1) is not detrimental
to the health, safety, and general welfare of this area in that said building is an
accessory structure for the wholesale nursery business, (2) will not adversely affect
the Zoning Code and General Plan, which permits relocatable buildings, and (3) is
exempt from review of the California Environmental Quality Act requirements, subject
to the following conditions:
1 . Obtain a building permit to install the modular office building and its accessory
improvements. The proposed building and parking facilities shall be accessible
to the physically challenged unless otherwise determined by the Building and
Safety Department.
2. The designated parking areas for the office building shall be constructed before
building occupancy is allowed.
3. Portable fire extinguishers shall be provided and maintained at a height of 3' to
5' from the floor in a visible and accessible location and may be required to be
posted within designated signs pursuant to the requirements of the Riverside
County Fire Department. Please contact Mr. Walter Brandes, Fire Safety
Specialist, regarding your request at 760-863-8886. Fees for plan checking and

site inspections may be required. The building shall not be occupied until all
requirements of the Fire Department are met.
4. The City may elect to add Conditions to this application request to mitigate any
problems that arise not previously addressed herein.,
This decision may be appealed to the Planning Commission provided the necessary
paperwork and filing fee of $175.00 are filed with this office within 15 days.
