Mounted close to the exterior of the front door of the sales facility shall be a written notice informing emergency personnel of your 24- hour emergency phone numbers in case of problems, in minimum 1 " high letters. 2. Install one 2A10BC fire extinguisher inside each sales area by the exit door and provide a "door to remain open during business hours" sign above the exit door. If you have questions, please contact Mr. Walt Brandes, Fire Safety Specialist for Riverside County at (760) 863-8886. 3. This approval shall be valid for a maximum one year time period from date of approval. Upon request, a time extension of up to one year may be approved by the Community Development Director. 4. Subdivision signs and Model home flags are not approved as a part of this request. On-site signs and flags must comply with Zoning Code Section 9.60.250 (B & C), respectively and approved by the Community Development Department prior to fabrication and installation. 5. Plans for landscaping and irrigation improvements, including trap fencing, etc. shall be submitted for Community Department approval prior to installation. Improvements shall be installed prior to the use of the model complex. 6. The plans for installation of trap fencing and parking lot improvements shall be reviewed and approved by the Public Works Department prior to their p:\stan\Itr app mup 99-150 rev.wpd 4 installation. Parking space size, aisles, etc., shall comply with Zoning Code Section 9.150.080. 7. The City may elect to add conditions to this application to mitigate any problems that arise not previously addressed herein. 8. Contact this Department when all model complex improvements have been installed to determine compliance with all conditions of approval. It is our understanding that no garage conversion will occur, with the existing living room used for a sales office. Parking is to be permitted on the driveways of the models, at the community pool, and on the street in front of the new models. This decision may be appealed to the Planning Commission provided the required forms and filing fee of $175.00 are filed with this office within 15 days of this decision. Specifically, lots 11-13 in Tract 29586 on the south side of the golf course. We are moving, because we are sold out in the location to the north of the golf course and it would be better for our existing homeowners if we relocated to the area still under construction. Please see the attached diagram. There is adequate parking by the community pool and on the street for the brief time we should be there. We will not have a garage for a sales office but use the livingroom of Lot 11. The models if sold will be vacated and we would move to one of the remaining units. Thank you for your assistance. San Bernardino, CA 92408 Subject: Illegal Flags at Duna Fairways Dear Ms. Butler, Per our discussion on February 11, 2000, the subdivision flags that, are illegally installed next to the Avenue 50/Washington Street bridge construction must be removed by Wednesday, February 23, 2000. In response to your fax of February 14, 2000,'a permit is required for the subdivision flags. To amend Minor Use Permit 99-150, we will need a description and dimensions of the proposed flags, and a dimensioned site plan with regard to the bridge construction along Washington Street. The flags must comply with the requirements of Section 9.60.250 (C) of the Zoning Code, which permits temporary subdivision flags in connection with a temporary model home complex, as follows: A maximum of eight flags shall be permitted. There shall be no more than one flag per pole. United States, state, and other similar flags shall count in the maximum of eight flags. 2. Flag poles shall be a maximum of 20 feet in height on the perimeter of the project and 16 feet in height in the interior. Pole heights shall be measured from finish grade at the nearest project perimeter. Please provide information on the height of the proposed flags at finished grade elevation on a detailed site plan. 3. Pole diameter shall be determined by the lateral load and size of the flag. 4. Flags shall be a maximum of 18 square feet in area on the perimeter of the project and 12 square feet in the interior. 5. Rigid flags, secured on more than one side are prohibited. 6. Commercial or advertising flag copy is prohibited. 7. Flags may vary in color or have multiple colors but flourescent colors are prohibited. Ia 1 8. Flags shall be approved by the Community Development Director for an initial six- month period. The Director shall review the installed flags prior to the end of that period. If the Director determined that all standards and conditions have been met and that all flags have been properly maintained, the Director may grant a time extension for an additional six months. If no such extension is approved, all flags must be removed upon expiration of the initial six months. 9. Due to bridge and wall construction activities, the proposed flags must be located at least six feet away from the location of the illegal flags. The applicant assumes the risk of damage to the flags and poles from these construction activities. You might want to consider alternative locations for the flags.
