Box 810 La Quinta, CA 92235 SUBJECT: MINOR USE PERMIT 2000-234 Dear Mr. Myer: (760) 777-7000 (TDD) (760) 777-1227 The Community Development Department has approved your request to establish a 12' wide by 44' long construction/office trailer at 79-700 Avenue 50 for Tract 29858 (Palmilla Specific Plan), subject to the following conditions: The trailer will be temporary located on the existing house slab. The existing drive to the existing slab will be graveled. None of the existing trees nor the archaeological sites will be disturbed during the time the trailer is at this location. Dust control measures shall be employed. 2. Should the Specific Plan not be approved the trailer shall be removed from the site by November 27, 2000. 3. Temporary signs are not permitted unless separately approved by this Department. 4. Obtain a building permit including an electrical permit for temporary power. 5. Provide restroom facilities to accommodate on-site construction workers. 6. Mounted on the exterior of the trailer, close to the front door, a written notice providing emergency personnel your 24-hour emergency phone number in case problems arise that need your prompt attention (i.e., minimum 1" high letters). 7. The trailer will be relocated to a site located 82 feet south of Avenue 50 and 135 feet east of the western property line when the Specific Plan has been approved or by December 1, 2000 at the latest. The following conditions pertain to this location: a) The relocated trailer and parking area shall be screened with 6 foot tall fence having green security mesh. �. o b) Provide restroom facilities to accommodate on-site construction workers. C) Mounted on the exterior of the trailer, close to the front door, a written notice providing emergency personnel your 24-hour emergency phone number in case problems arise that need your prompt attention (i.e., minimum V high letters). C) Install one 2A l OBC fire extinguisher inside the trailer by the front exit door. d) Dust control measures shall be employed. The access drive and parking shall be graveled or paved. e) Trailer skirting shall be installed within 30 days if the trailer is mounted . above finished grade level. f) Removal of the construction office trailer is required when the last house is finalized. g) Temporary signs are not permitted unless separately approved by this Department. 9. The City may elect to add Conditions to this application request to mitigate any problems that arise not previously addressed herein. Temporary landscaping is not required to screen the trailer if the site is kept clean and free of construction debris. This decision may be appealed to the Planning Commission provided the necessary paperwork and filing fee of $175.00 are filed with this office within 15 days. Box 870 La Quinta California, CA 92253 SUBJECT: MINOR USE PERMIT 2000-234, AMENDMENT NO. 1 Dear Mr. Meyer: (760) 777-7000 FAX (760) 777-7101 The Community Development Department hereby approves your application request to relocate temporary construction trailers on Villa De Moda (Attached) in Palmilla during construction of new homes, subject to the following Conditions: Once the trailers are installed, they can remain on-site for a six-month period. However, an extension of the six-month period may be applied for, with no additional fee, in writing to the Community Development Department before expiration. The Community Development Director may, after reviewing the facts, extend the use of the trailer for another six-month period. 2. Use of the trailer shall be limited to the hours of construction as listed in the La Quinta Municipal Code (Chapter 6.08, Nuisances). A copy of this time schedule can be obtained from the Building and Safety Department. 3. A building permit is required for the temporary trailer and temporary electric power. Please apply to the Building and Safety Department for a permit (760- 777-7012). Written permission from the property owner is required before a building permit can be issued. 4. The trailer shall be placed a minimum of 10 -feet from the street unless otherwise approved by the Building and Safety Director. 5. A building address shall be installed on the trailer to help identify the temporary business location (e.g., minimum 2 -inch high letters in a contrasting. color). 6. Provide one 2A1OBC fire extinguisher inside the construction trailer and sign over the exit door which states "Door to remain open during business hours." 7. The trailer, if elevated off the ground, shall be skirted with metal or wood siding material. The skirting material shall be painted to match the exterior color of the construction trailer. All security light fixtures shall be hooded to prevent light glare from being cast. onto adjacent residential properties. 10.
