Also enclosed is a copy of the original Minor Use Permit issued to Oliphant. As you can see, our location is completely different from Oliphant's. We will also not need a temporary access point for this location. Our traffic will come in off of the western entry to the project. We do not intend to build a sales office in the model homes. In fact, we are not going to do a traditional model complex with the trap fencing and such. Therefore, this trailer will be our permanent location. The trailer will be ground set with a skirt and be handicap accessible but we will not have sewer hook up immediately. Therefore, we will provide temporary restroom facilities outside the trailer. Prior to issuance of a building permit,for the temporary sales office trailer and parking lot, a cash deposit in the' amount of $1,500.00 shall be. posted with the City to insure the conversion back to open space for the Tract. The deposit will be refunded or released when all improvements, other than landscaping, has'been removed. 2. The trailer shall be self-contained and include bathroom and lavatory facilities for guests, workers or employees unless otherwise determined by the Building and Safety Director. The trailer facilities shall be accessible to the physically challenged.. 3. Mounted on the exterior of the sales office front door shall be a written notice providing emergency personnel your 24-hour emergency phone number they can call in case problems arise that need your prompt attention (i.e., minimum 1" high letters). . 4.. The trailer, if elevated off the ground, shall be skirted with metal or wood, siding material (to hide wheels, axles, etc.). The skirting material shall be painted to match the exterior color of the construction trailer. The exterior surfaces of the -trailer shall be painted (or stuccoed) and be in overall good condition since it faces an image corridor, street. 5. A sign permit is required for any on-site advertising. No lighting is allowed unless approved by this Department prior to on-site installation. Should security lighting be required for the project, all light fixtures shall be hooded to prevent light glare from being cast onto adjacent properties or affecting the vision of passing motorists. Tamper resistant light fixture covers are required to reduce vandalism. Install one 2A1 OBC fire extinguisher inside the front exit door of the sales office. 9. The City may elect to add Conditions to this application request to mitigate any problems that arise not previously addressed herein. The temporary facilities shall be removed on June 25, 2002, unless an extension is granted by the Community Development Director. This decision may be appealed to the Planning Commission provided the necessary paperwork and filing fee of $175.00 are filed with this office within 15 days. Building permits cannot be issued for the model houses until the final construction plans have been approved by this Department.
