Box 1504 78-495 CALLE TAMPICO LA QUINTA, CALIFORNIA 92253 October 31, 2003 Mr. Gary Lemon Toll Bros., Inc. 50-400 Jefferson Street La Quinta, Ca 92253 (760) 777-7000 FAX (760) 777-7101 SUBJECT: MINOR USE PERMIT 2003-436 (TEMPORARY CLUBHOUSE AND GOLF CART STORAGE FACILITY) Dear Mr. Lemon: The Community Development Department has reviewed your request to establish a temporary clubhouse and cart storage facility on Lot 186 within Mountain View Country Club, located at 50-400 Jefferson Street, and has approved the project subject to the exhibit on file and the following conditions: 1 . Obtain the appropriate building permits from the Building Department. 2. The clubhouse shall be approximately 960 (40' x 24') square feet and approximately 11' in height. The clubhouse shall include an office and retail areas and a unisex, handicap rest room. The clubhouse shall be accessible and meet American with Disability Act requirements, in terms of providing a ramp and railings. 3. The cart storage facility shall be approximately 3,600 (60' x 60') square feet. The tent shall not exceed a height of 15 feet. An access drive shall be installed, as shown on the plans, for proper cart/vehicular circulation. The cart staging area shall be located on the east side of the clubhouse. 4. A cart wash down area shall be provided with a 1,000 -gallon, oil/sand interceptor and a 6" running trap at the outlet. 5. The cart storage area shall have a 6 -foot high chain link fence surrounding the facility with 10 -foot wide double swing gates. 6. The tent shall meet the requirements of the Riverside County Fire Marshal with regard to fire retardant materials, fire extinguishers, emergency access, etc. Mr. Lemon Page 2 7. This permit for the temporary clubhouse and cart storage facility shall expire one year from the date of this letter (October 31, 2004), unless a time extension is applied for and granted by this Department. The Community Development Director may extend the permit for a set time period if needed. No fee is required to extend this permit. 8. Dust control measures shall be employed during the operation of the facility. Such control measures include paving the site with asphalt, watering the site or installing groundcover to reduce dust emissions. 9. The City may elect to add Conditions to this application request to mitigate any problems that arise not previously addressed herein. 10. The applicant/property owner agrees to defend, indemnify, and hold harmless the City of La Quinta (the "City"), it's agents, officers and employees from any claim, or litigation arising out of the City's approval of this project. This indemnification shall include any award toward attorney's fees. The City of La Quinta shall have the right to select its defense counsel in its sole discretion. This decision may be appealed to .the Planning Commission by anyone provided they submit the necessary paperwork and filing fee of $175.00 with this office within 15 days of approval of this permit.
