ADA accessible route(s) throughout the model complex area shall be provided and maintained as per the approved grading plans, and as may further be required by the Public Works Department and the Building Division. 3. Any modification(s) to a residential unit for sales office use requires submittal, review and approval by the Building Division of the Community Development Department. Mounted on the exterior of the sales office shall be a written notice providing emergency personnel your 24-hour emergency phone number they can call in case problems arise that need your prompt attention (i.e., minimum 1" high letters). 6. We determined that Signature was consistent with the development standards of the existing Eden Rock SPA, even though the product types are very different. Because of that, it was determined that as long as a Signature product setback was no less restrictive that any of the corresponding setbacks listed, Signature would be considered consistent. As an example Eden Rock allows the least restrictive interior side yard for the Courtyard unit, at 4 feet. Because the Hacienda and Estate setbacks are 5 feet, they are consistent with that minimum side yard requirement. However, The SDP was approved at 5 feet, so an MBA to that SDP would need to be processed to go to the 4 foot minimum of the Eden Rock SPA In any event, you would need to apply for the appropriate minor adjustment to get the 10% relief from the Eden Rock standards, as there is no provision in the SP that addresses that.
