Our Department has approved your request subject to the exhibits on file and the following Conditions 1. Prior to use of the model home complex, a cash deposit in the amount of $1,000.00 shall be posted with the Community Development Department to insure the removal of the improvements once the permit has expired or the use terminated. The deposit will be refunded when all model home improvements have been removed or converted as necessary to standard R1 occupancy. 2. ADA accessible route(s) throughout the model complex area shall be provided and maintained as may be required by the Public Works Department and the Building Division, 3. The model home complex shall be permitted to remain for one (1) year, beginning from the date of this approval, unless a time extension is applied for and granted by this Department. The Community Development Director may extend the permit for a set time period, upon written request from the property owner. No fee will be charged to extend this permit. 9. The applicant/property owner agrees to defend, indemnify, and hold harmless the City of La Quinta (the "City"), it's agents, officers and employees from any claim, or litigation arising out of the City's approval of this project. This indemnification shall include any award toward attorney's fees. The City of La Quinta shall have the right to select its defense counsel in its sole discretion. The City may elect to add Conditions to this application request to mitigate any problems that arise not previously addressed herein.
