PLANNED SIGN PROGRAM FOR DESERT EXPRESS CAR WASH
The scope of this Sign Program is to design and build an interesting and tasteful sign design for the property, which is a large lot with only one business set
at the back side of the site. The design intention is to provide appropriately sized signage for the building that identifies the business in an attractive yet
unobtrusive manner. The standards are as follows:
BUILDING:
The solitary building sign will be remote mount pan channel letters with day/night vinyl faces, 1'-10" inches tall. The day/night vinyl allows the letters a basic
black color during the day, but appear white at night for better visibility. Given the overall height of the building (22.5 feet), the letters are proportionate to the
size of the fagade they will be mounted on, and will remain well below the roofline. The letters will be made of .050 aluminum, reverse (halo) lit, painted to
match PMS 462. The backs will be clear acrylic, internally illuminated with white LED. Letters to be mounted to wall with 2" stand-offs. They will have
removable tops for servicing of 30 MA transformers. Trim on faces will be black. Location shown on elevation.
FREE-STANDING:
The solitary free-standing monument sign will be 8'-0" overall height consisting of: 8" EI Dorado faux stone base (to match stone on building), 7'- 4" sign
box (stucco finished and painted to match the building color) sleeved over a pole set in a concrete footing. There will be a 6'- 0" reverse pan palm tree, to be
back -lit with green LED for a halo outline effect at night. The palm tree will be attached to the main sign box with 3" spacers. Three individual sign boxes will
be mounted on either side of the main box, all three to have routed copy backed with %" push through letters (white). Cabinets of the copy signs will be
rusted metal finish. Sign to be oriented perpendicular to Washington Street, set in landscaping area approximately 35 feet from street and approximately
30 feet from property line (per site plan provided). There is a necessity for this sign even though the street frontage is less than 200 feet, as the building
facade that faces the street has no reasonable access to mount a building sign and identify the business. (Due to the size of the lot and the necessary
orientation of the building thereon, the car wash exit is what faces the street, leaving no wall area appropriate to mount a sign on.)
NOTE: Any changes to these signs shall be done administratively by the Planning Department as long as they follow the standards listed above. However,
additional sign area, additional number of signs, alternative sign locations, alternative types of signs, new illumination or additional heights in signs shall be
processed as a Sign Program Amendment and reviewed by the Planning Commission as a Business item for approval or denial.

REGULATIONS AND CONDITIONS
Signs at this location are regulated by City Municipal code only (no overlaying or pre-existing Sign Plan in place).
No temporary signs are being asked for or included.
All signs depicted will require permits.
All Signs at this location are to meet the requirements of LQMC Chapter 0.160
unless adjusted under this Sign Program in accordance with LQMC Section 9.160.090E
ADDITIONAL CITY REQUIRED CONDITIONS OF APPROVAL:
1. Prior to issuance of the first sign permit, a final version of the sign program (text
and graphics) shall be submitted to the Planning Department incorporating any
amendments or Conditions of Approval by the Planning Commission.
2. Installation of signs will require separate sign permit approval.
3. Future modifications to the lower cabinet sign on the monument (" $6 in 6 Min")
shall be reviewed and approved by the Planning Director.
