Barnes to install a preleasing banner on an existing building at
51-370 Avenida Bermudas. The written request is attached.

SUBJECT: REQUEST FOR APPROVAL OF A 3-FOOT BY 10-FOOT
"LEASING". BANNER FOR A COMMERCIAL BUILDING AT
51-370 AVENIDA BERMUDAS FOR 6 MONTHS.
On January 10, 1992, Staff received a written request by Mr.
Barnes to. ' install a temporary banner on the Plaza De La Fuente
commercial office building at 51-370 Avenida Bermuda. The
property is located across the street from the La Quinta
Chamber of Commerce facility. The applicant' has requested a
six month permit.
The City's existing sign code does not allow temporary prelease .
signing, therefore, pursuant to the Special Advertising section
of the Municipal Code (Chapter 5..64) the applicant has applied
to advertise the projects future expansion plans through the
use of a vinyl banner. -
FINDINGS:
1. The permit will not constitute a traffic hazard or create
a nuisance to adjacent properties.
2., The permit will not affect the various elements and/or
objectives of the General Plan and all other officially
adopted policies and regulations of the City.
PROPOSED CONDITIONS:,
1. The banner shall be attached to the building so that it
is architecturally pleasing to the downtown area and' not
•a hazard for vehicular traffic movement..

2. A temporary sign permit application shall be obtained
from the Planning Department prior,to its installation.
3. The permit is for six months, effective the date of
Council approval.
RECOMMENDATION
Staff would requestthat the City.Council allow the applicant,a
six month 'permit . to "prelease" the facility for future
expansion needs. A temporary sign permit application will be
required to install the.banner should the City Council approve
the applicants request.
