During research on past activities on this property, our files show that.a prior merger and a lot line adjustment were apparently filed and recorded against this property under Instrument #65277. However, it appears that the merger did not record, and that the lot line adjustment did not record properly, in that it created a non -buildable parcel (774-225-015). This parcel shows ownership vesting to Richard and Robin Fuller. The northern adjacent parcel at 54024 Avenida Bermudas has structural. improvements which encroach onto the Fuller property, which was the reason for the original lot line adjustment.
