LLA 95-208 Please revise the lot line adjustment documents per the comments noted below GENERAL COMMENTS 1. It will be necessary to submit a lot merger application to complete the proposed lot line adjustment. The Assessor's Office does not recognize a reduced number of lots when a lot line adjustment is processed. For example, when the Assessor's Office recorded LLA 91- 133, which is the original lot line adjustment for the 5th Course at PGA West, it recorded the lot adjustment as 34 separate lots instead of the intended 8 lots. Attached for your use is list of the Assessor's Parcel Numbers that make up the 8 lots in the Sth Course (Weiskopt Course) area. It's recommended that you process the lot merger based on the map produced for LLA 91-133 and reduce the 34 lots to 6 lots; two on the west side of Madison and 4 on the east side of Madison. The lot merger will have to be recorded before the new lot line adjustment is recorded. 2. Apparently LLA 90-121 was never recorded, unless you have evidence to indicate otherwise. The metes and bounds description which is a reproduction of the land added to Parcel 3 of PM 24995 should be eliminated as it. is a redundant "exception". If LLA 90-121 has be recorded, please make reference to the Instrument No. when PM 24995 is excepted from this legal description. If LLA 90-121 has not been recorded, a new lot line adjustment will need to be recorded after LLA 95-208 is recorded. ..
