The Community Development Department. has approved your request for a minor adjustment of the required 20 foot front yard setback at the above location, pursuant to Section 9.210.040 of the La Quinta Zoning Code. The approval permits the front yard setback to be reduced from 20 feet to 18 feet to permit an addition to an existing residence per the attached plan. The encroachment consists of an entry area and roof overhang. The findings necessary to approve this Minor Adjustment are as follows: 1. This adjustment is consistent with the La Quinta General Plan, in that the proposed encroachment into the setback does not affect the physical land use characteristics of the property designated Median Density Residential, and .is not in conflict with any related General Plan policy. 2. This adjustment is consistent with the intent and purposes of the Zoning Code in .allowing development and additions to single family residences. This adjustment will allow an adequate overhang and entry and improve the aesthetics of the residence and neighborhood. 3. This adjustment is in compliance with the California Environmental Quality Act (CEQA), in that it is exempt from such review pursuant to Section 153301 of the CEQA guidelines. 4. This adjustment will not be detrimental to the health, safety, and general welfare of the community because the encroachment is minimal and the majority of the existing and remodeled residence complies with the required setback requirement. .
