Box 810 La Quinta, California 92253 Subject: Minor Adjustment 2000-481 Dear Mr. Meyer: The Community Development Department has reviewed your request to reduce the front yard setback from 20' to 19' for Lots 10 and 11 in Tract 25389-3 pursuant to Section 9.210.040 (Minor Adjustments) of the Zoning Ordinance. The Department has approved the adjustment request because it (1) is not detrimental to the health, safety, and general welfare of this area in that said adjustment is minor and not readily discernible, (2) does not exceed the 10% allowed by of the Zoning Code, and (3) will not adversely affect the General Plan, which permits single family development on the property. Allowing the adjustment request will enhance the back yard area which is impacted by topography changes. Additionally, this request is exempt from review of the California Environmental Quality Act (CEQA) based on the requirements of Specific Plan 83-001 and EIR 83-061305.
