MINOR ADJUSTMENT REQUEST: To reduce the front yard setback from 20 feet to 18 feet, along Avenida Obregon, for four (4) architectural projections/features. Approval is granted for the requested reduction, based on the following findings: • Minor Adjustment 2000-487 is consistent with the La Quinta General Plan, in that the reduction proposed does not alter the approved land use for the property, or affect land use on surrounding similar properties. • Minor Adjustment 2000-487 is consistent with the intent of the La Quinta Zoning Code, 'in that the requested adjustment does not affect the required 20- foot minimum setback at the garage area, and the front elevation averages a greater overall setback than the required 20 feet. • Processing and approval of Minor Adjustment 99-473 is in compliance with the California Environmental Quality Act. The adjustment requested falls under CEQA Guidelines Section 15305(a), which includes minor setback and parcel adjustments as Categorically Exempt under this Section.
