On this lot_ we have a 25' rear setback because. it backs up to Miles Avenue and we also. have a 2:1. slope in the rear yard due to a noise attenuation berm. This has effectively reduced the rear yard to 10 feet of usable space. We have one option, we could.request that the rear nook pop -out area be allowed to encroach into the 25' rear setback ( see option # 1) or we could request that the front exercise room be allowed to be in the front yard setback with the garage being 20' back from the street, as per the City requirements. Moving the house forward like this would allow .us to give the new home owner a decent backyard especially if we put a retaining wall in the rear yard. This I have called option #2. Please note that this street, Dandelion has a 60' right of way instead of a 50' which would have also given us a little more room to plot some of our larger units: Thank you for your efforts.
