MINOR ADJUSTMENT REQUEST: To allow an eighteen foot front setback, two feet less than the required twenty feet, in order to align with the existing setbacks with adjacent properties and accommodate the existing footings. This permits an eighteen foot front setback for the residence proposed at 52-916 Avenida Obregon, as identified in "Exhibit A." a a rani N rc Approval is granted for the reduced setback, based on the following findings: • Minor Adjustment 2006-576 is consistent with the La Quinta General Plan, in that the. reduction proposed does not alter the approved land use for the property, or affect land use on surrounding similar properties, in that adjacent properties have an existing eighteen foot front setback. Minor Adjustment 2006-576 is consistent with the intent of the La Quinta Zoning Code, in that the requested adjustment will retain adequate rear and side yard separations as required under said Zoning Code. • Processing and approval of Minor Adjustment 2006-576 is in compliance with the California Environmental Quality Act.
