In the cove, 90% of the time that the 20' setback comes up, it is because we are dealing with a.50 x 1 00'corner lot, in which case the 7/22/2008 \a. Page 2 of 2 Zoning ordinance states t ont setback is determined by the Wer of the two dimensions, which is always the Avenitside. That beingsaid is it possible that we p would be allowed to keep the 10' exterior sideyard setback? In such case, the minor adjustment would not be even required. After coming down to the counter a couple of times, Les made the determination that the north side was the front of the lot; allowing us to keep the 10' setback on the south side as a rear setback. The garage on the north side is existing non -conforming, and we have no intention of changing anything that would increase the non -conformity. That leaves the east side of the double lot with the standard La Quinta Cove setback of 20'. The purpose of this e-mail is to ask you to take a quick glance at the setbacks & confirm that I have things labeled appropriately. The reason for that is this: We will then submit for a minor adjustment on the east side. The plans are on their 3rd round of plan check, and everything had been designed with a 10' exterior side yard setback but if the minor adjustment is approved, the architect has the chance to redesign & make this section of the house work, with out needing to redo the structural calculations. Let me know if this looks to you, and if OK, I will submit the Minor Adjustment. Thanks for your assistance. .
