The setback adjustment has been approved subject to conditions and in accordance with attached Exhibit A & B. SETBACK ADJUSTMENT: 1. A request for a 20% adjustment in the front and rear yard setbacks for a three bedroom home. 2. Pool/Spa & equipment in rear yard setback. FOR: Single Family Home CONDITIONS: 1. A Building Permit shall be acquired for, the project within 6 months of the' date of this letter or this. approval shall become null and void. 2. A retractable garage door shall be installed and connected to an automatic garage door opener. 3. The pool and spa (waters edge) shall not be located any closer than 3-feet to the existing property line. The pool equipment shall be located 5-feet from rear property line. 4. The fencing requirements for pools/spas and equipment shall be met as determined by the Building Department. 5. The front yard setback shall be 16-feet and the rear yard setback shall be 8-feet. These setback standards shall apply to the home, chimneys, trellises, etc. 6. A grading plan is required. The SR Zoning Code Standards shall be met with the exception of the above cited modifications. After review it was determined that: 1. There are special circumstances applicable to the property, including such factors as size, shape, topography, location or surroundings that justify approval of the adjustment. These special circumstances are: a) the lot is irregular in size (e.g. triangular); b) the existing setback requirements impose undue standards on the development of the lot, if imposed; and c) public utility companies will not be affected by the request. 3. This adjustment will not be detrimental to the health, safety, and general welfare of the community or be detrimental to property in the vicinity of the parcel for which the adjustment is requested.
