The following setback adjustment has been approved subject to conditions and in accordance with attached Exhibit A. SETBACK ADJUSTMENT: Reduction of side yard setback from 5-feet to 4-feet. FOR: Garage for future single family house. CONDITIONS: 1. Obtain a building permit from the Building Department. 2. The other requirements of the S-R Zone shall be met. 3. The three lots shall be merged into one property prior to the issuance of a building permit. 4. The existing utility easements which affect the development of the site with a new single family home shall be vacated prior to the issuance of a building permit. All necessary public agencies shall be contacted to determine if they will be adversely affected by either the parcel merger request or the development application. After review it was determined that: 1. This adjustment is consistent with the intent and purpose of the Zoning Ordinance. 2.
