SETBACK ADJUSTMENT REQUEST: To reduce a portion of the front yard setback from 20- feet to 16-feet for a new house (i..e., patio cover and master bath encroachment). CONDITIONS: A. Obtain a building permit from the Building & Safety Department by >kwaffir 3, 41.-1or this permit will expire.. The City shall approve a property adjustment application (i.e., Lot Line Adjustment or Parcel Merger) before permit issuance.. After review it was determined that: 1. This adjustment is consistent with the intent and purpose of the Zoning Ordinance to allow development of single family houses in an S-R District. There are special circumstances applicable to this property, such as its irregular shape (i.e., triangular shape), that justifies approval of the adjustment. Development of irregular shaped properties with a house and pool is more difficult than rectangular shaped lots. A 20- f6ot wide sewer easement abuts the east property line further limiting the buildable area of the lot(s).
