In the event it may be necessary or proper to comply with the conditions and instuctions of this escrow, you are authorized to cause to be deposited during the pendency of this escrow, any funds or documents with any bank, savings and loan association, or title company to be credited to the account of Dixie Escrow Company, Inc., upon recordation of the instruments required to be rezorded to complete this escrow. You are to consider on basis of said rent statement, that seller will collect all rents which fall due prior to the close of escrow, unless he instructs you in writing to the contrary. No adjustment against buyer on uncollected rentals. e) Accept for me such insurance policies as are submitted on buildings situated on property being conveyed in this escrow and prorate premiums thereon as per instructions given on page one (1) hereof. You may assume that premiums on said policies have been paid and that the policies have not been hypothecated. In the event existing insurance is transferred to buyer and is not in such amount, or form, to meet requirements of new lending institution, you are authorized to order additional coverage to meet lender's requirements and pay additional premium, as charged, from buyer's funds. 4. Recordation of any instruments delivered through this escrow, if necessary or proper in the issuance of the policies of title insurance called for, is authorized and in connection therewith, funds and/or instruments received in this escrow be delivered to, or deposited with any title insurance company, bank, savings and loan association, or licensed escrow agency, for the purpose of complying with the terms and Conditions of these instructions. 3.
