Prior to issuance of a building permit or any use allowed by this permit, applicant shall convey additional right -of -way along 51st. Avenue (Calle Tampico) to provide for a 50 -foot half -width right- of-way and convey addi- tional right -of -way along Avenida Buena Ventura to provide for a 30 -foot half -width right -of -way, at no cost to any government agency. Lot access shall be restricted on 51st. Avenue (Calle Tampico). 3. Prior to occupancy or any use allowed by this permit, applicant shall construct concrete curb and gutter located 38 -feet from centerline along 51st.
