This letter is to report_ approval of your application for construction of
a retail store at the northwest corner of Avenida Bermudas and Calle Tampico,
which is located in the C -P -S 'Lone in the La Quinta District of Riverside
County. This approval is subject to tae following conditions:
1. The development of the premises shall conform substantially with that
as shown on plot plan marked Exhibit "A" on file with 18.30 C -P -S Plot
Plan No. 3909.
2. Prior to issuance of a building permit or any use allowed by this permit,
applicant shall convey additional right -of -way along Calle Tampico using
centerline radius shown. on ?!ap Book 18/83 to provide for a 50 -foot 11alf-
width right -of -way, also convey additional right -of -way along Avenida
Bermudas to provide for a 50 -foot half -width right -of -way with a standard
corner cutback as approved by the Riverside County Road Commissioner, all
at no cost to any government agency.
3. Prior to occupancy or any use allowed by this permit, applicant shall
construct concrete curb and gutter located 38 -feet from the proposed
centerline with a radius of 613.18' as sown on Map Book 18/83 along
Calle Tampico and construct concrete curb and gutter located 38 -feet
from centerline along Avenida Bermudas with a standard 35 -foot curb return
and match -up paving at a grade and alignment as approved by the Riverside
County Road Commissioner, all at no cost to any government agency.
