PP 1981-5911RE: 18.30(R -1) Plot Plan No. 5911 Assessor's Parcel No.: 631- 390 -017 -4 Dear Mr. White: This letter is to report approval of your application for an assessory structure (Maintenance Equipment Building) at the corner of 50th Avenue and Eisenhower Drive. in the R -1 Zone in the La Quinta District of Riverside County. This approval is subject to the following conditions: The development of the premises shall conform substantially with that as shown on plot plan marked Exhibit "A” on file with 18.20(R -1) Plot Plan No. 5911. 2. Parking spaces shall he provided es shown in Exhibit "A" in accordance with Section 18.12, Riverside County Ordinance No. 348. The parking area shall be surfaced with 2 1 z' asphaltic concrete paving and appropriately lined and striped. End parking stalls shall be 11' wide. 3. The landscaped area along Eisenhower Drive shall be continuously maintained in a viable condition. Said plantings shall be installed prior to final inspection or occupancy of the property by the use permitted. Applicant shall provide landscaping as shown in Exhibit "A ". 4. Street trees shall be installed and maintained in accordance with Riverside County Street Tree Ordinance 457.19. 5. Any outside lighting shall be hooded and directed so as not to direclty shine upon adjoining property or public rights of way. 6. Applicant shall provide fire protection in accordance with Riverside County Ordinance 546 (see attached). 7. This approval shall be used within one year from this date of approval; otherwise it shall become null and void and of no effect whatsoever. By use is meant the beginning of substantial construction contemplated by this approval.
