MUP 2018-0002 Indian Springs (02.26.2018) February 26, 2018 Mr. Eric Hauser Gallery Homes 31618 Railroad Canyon Road Canyon Lake, CA 92587 SUBJECT: MINOR USE PERMIT 2018-0002 – INDIAN SPRINGS CONSTRUCTION TRAILER Dear Mr. Hauser: The Design and Development Department hereby approves your application request to install a temporary construction trailer located on the southeast corner of Westward Ho Drive and Jefferson Street in the City of La Quinta. The trailer shall be installed in conformance with the application and attached exhibits and subject to the following conditions: 1. The temporary construction trailer can remain on-site for an eight month period, from the date of this approval letter. In order for the trailer to remain on site, an extension request shall be approved by the Design and Development Department prior to the expiration date (October 26, 2018). 2. Use of the trailer shall be limited to the hours of construction as listed in the La Quinta Municipal Code (Chapter 6.08, Nuisances). A copy of this time schedule can be obtained from the Building Division. 3. A building permit for an onsite inspection is required for the temporary trailer and temporary electric power. Please apply to the Building Division for a permit (760-777-7125). Written permission from the property owner is required before a building permit can be issued. 4. The trailer shall generally be placed as shown on the site plan attached, and shall maintain a 5’ interior side yard setback and 20’ front yard setback, unless otherwise approved by the Building Division. 5. The building address shall be installed on the trailer to help identify the temporary construction office location (e.g., minimum 2-inch high letters in a contrasting color). 78-495 Calle Tampico La Quinta, CA 92253 760.777.7000 6. Provide one 2A10BC fire extinguisher inside the trailer and sign over the exit doors which states ‘Door to Remain Open During Business Hours’ 7. If the trailer is elevated, it shall be skirted with metal or wood siding material. The skirting material shall be painted to match the exterior color of the trailer. The exterior surfaces of the trailer shall be painted and in overall good condition. 8. No temporary signs are permitted unless separately approved by this Department. 9. All exterior security light fixtures shall be hooded/shielded to prevent light glare from being cast onto adjacent residential properties and streets. 10. Mounted close to the front door on the outside of the trailer shall be a written notice informing emergency personnel of your 24-hour emergency phone number in case problems arise that need your prompt attention (i.e., minimum one-inch high letters). 11. The trailer shall provide restroom facilities to accommodate on-site workers. 12. Parking on-site shall only occur on completed parking spaces on northwest corner of site. 13. The security lights shall be motion sensor lights to avoid being on at all times. 14. The 3” rock drive approach shall have a barrier to avoid parking on dirt. This barrier can be provided with temporary fencing and/or landscaping approved by the planning staff. 15. No structures taller than 30 inches shall be constructed within 20 feet of the south curb of Westward Ho. 16. No parking shall be allowed on the south side of Westward Ho from the golf cart crossing to the east end of the construction site. 17. The exterior surfaces and general appearance of the trailers and associated site improvements shall be maintained in overall good condition. 78-495 Calle Tampico La Quinta, CA 92253 760.777.7000 18. Contractor and/or developer shall be responsible for providing continuous dust and erosion control. 20. Permittee shall permanently stabilize any and all soil that was disturbed as a result of work performed under this permit with an approved dust control treatment. Soil stabilization shall be done immediately after completing the operation. 21. Streets shall be kept clean. They shall be completely cleaned at the end of each working day and more frequently, if required. The applicant is responsible to control rocks or dirt materials from the driveway and that these materials are not present on Westward Ho. 22. Should additional work, materials, or modifications of the work be required in order to meet City standards, safety requirements, signage requirements, or to fit actual field conditions, the work shall be performed by the Permittee as directed by and to the satisfaction of the City Engineer at no cost to the city of La Quinta. 23. The City of La Quinta reserves the right to revoke, suspend, or void this permit at any time. 24. The permittee shall indemnify, hold harmless and assume the defense of the City from all damages, delay costs, costs or expenses in law or equity that may arise out of work under this permit. The City may elect to add conditions to this application request to mitigate any problems that may arise and are not addressed herein.
