C60595 Expiration Date: December 31, 2008 THE CENTRE AT LA QUINTA PARCEL MAP 36058 -R SIMPLIFIED HYDROLOGY REPORT FOR PARCEL MAP REVERSION TABLE OF CONTENTS: PURPOSE AND SCOPE II SUMMARY III RETENTION BASIN CALCULATIONS SYNTHETIC UNIT HYDROGRAPH - 100 YEAR PURPOSE AND SCOPE The purpose of this report is to provide a simplified hydrology study for use in the proposed Parcel map reversion from Parcel Map 34855 (The Centre at La Quinta) to Parcel Map 36058 -R located in the City of La Quinta, bounded La Quinta Drive to the east, Auto Centre Way to the north and Adams Street to the west. This report addresses the simplified onsite storm drain retention requirements for the mass grading of-the site based on the preliminary grading previously done under PM 34855. Three separate underground retention basins were proposed to store the 100 year runoff from PM 34855. These areas were excavated, but the retention system was not installed. Currently, the excavation for these retention areas is still in place. The mass grading plans for PM 36058 -R indicate these excavations will be filled to the point that they allow five (5) feet of retention depth plus a freeboard of one (1) foot. The side slopes will be recut to 3:1. An existing retention basin designed to capture the 100 year runoff from the Walmart/Sam's Club development is also currently located on the site and will remain as -is. Since the site will remain in an unimproved condition for a period of time, temporary retention will be provided. Based on preliminary calculations provided by the City of La Quinta, the estimated retention volume is 113,170 cf (maximum). Based on preliminary calculations using the Riverside County Synthetic Unit Hydrograph, the maximum volume required is 143,631 cf assuming no percolation. Based on the mass grading of the site, the available retention volume is 274,475 cf. This amount exceeds the required amount of retention and will be considered adequate. SUMMARY Mass grading of the site (PM 36085 -R) will be limited to removing the upper layer of the existing mound and depositing the material in the existing excavations originally intended to house the underground retention system. These excavations are approximately 15' deep with temporary side slopes of approximately 1.5:1. The resultant mass grading plan will provide approximately 274,475 cf of retention in two (2) temporary ponds located near the center of the site. These ponds will be five (5) feet deep plus one (1) foot of freeboard. Side slopes will be expanded to 3: I.
