MBA 2018-0004 Residence Club at PGA West (06.26.2019) June 26, 2019 Mr. Peter Jacobs PO Box 356 La Quinta, CA 92247 SUBJECT: MODIFICATION BY APPLICANT (MBA) 2018-0004 RESIDENCE CLUB AT PGA WEST Dear Mr. Jacobs: The Design and Development Department has reviewed your request for revisions to the floor plans, elevations, and landscaping that were approved in Site Development Permit (SDP) 2003-779 for the construction of the 11 remaining homes in the Residence Club at PGA West, Lots 1, 32, 11-19 of Tract 31627. The changes include modifying the floor plans to remove courtyards on the side elevations which increases the square footage of the homes by 10%, from 3,223 square feet (sf) to 3,657 sf. Attachment 1 shows the elevation of existing homes. Attachment 2 shows the elevations and floor plans for SDP 2003-779 and Attachment 3 shows the newly proposed elevations and floor plans (MBA 2018- 0004). Pursuant to Section 9.200.090 of the La Quinta Municipal Code (Modifications by Applicant), it has been determined that said plan modifications are minor, will not result in a significant change in the project as approved by the decision making authority under SDP 2003-779, and comply with the spirit and intent of the PGA West Specific Plan. Therefore, the modification is approved as shown on the attached exhibits, subject to the following conditions of approval: 1. The applicant shall conform to all other corresponding Conditions of Approval for Site Development Permit 2003-779. 2. The applicant shall submit revised precise grading and construction plans as may be required to the City’s Design and Development Department that reflect design changes. 3. The right and left side elevations of Plans A and B shall have trees or shrubs planted along the walls to break up the solid façade. Trees or shrubs planted shall be consistent with the plant palette in the approved landscape improvement plans for Tract 31627.
