It has been determined that said plan modifications are minor, will not result in a significant change in the original project as approved by the decision making authority, and complies with the spirit and intent of Specific Plan 1989-014 and subsequent amendments. This proposal includes minor adjustments, substitutions, or additions to architectural features such as pilasters, canopies, trellises, shade structures, overhangs, eaves, parapets, that do not result in a significant effect on the overall aesthetic or architectural style of the building. Therefore, the modification is approved as shown on the attached exhibits, subject to the following conditions of approval: 1. The applicant shall comply with all other corresponding conditions of approval for Specific Plan 1989-014 and subsequent amendments. 2. The drive-through facility shall comply with La Quinta Municipal Code 9.100.270 Drive-through facilities. 3. The applicant shall secure building permit approval from the City of La Quinta’s building division prior to the initiation of any work. Additional permits from the Design and Development Department may be required for the work to be completed. 4. This approval does not constitute an approval of any signage and a separate sign permit(s) shall be required for any proposed sign(s). 5. Additional changes, substitutions or adjustments shall be sent to the Design and Development Department for review.
