MUP 2020-0008 Stone Creek Temp Sales Lot (10.23.2020)October 23, 2020 Allen Janisch 725 Town & Country, Ste #200 Orange, CA 92868 SUBJECT: MINOR USE PERMIT 2020-0008 STONE CREEK TEMP SALES LOT Dear Mr. Janisch: The City of La Quinta Design and Development Department has reviewed and approved Minor Use Permit 2020-0008, for a model home complex site on Lots 36-38 within the Stone Creek Ranch development, subject to the information on file and attached and the following conditions of approval: 1)The model home site shall be permitted to remain for two (2) years, beginning from the date of this approval, unless a time extension is applied for and granted by this Department. The Design and Development Director may extend the permit for up to one year, upon written request from the property owner. No fee will be charged to extend this permit. 2)Applicant shall secure approval of precise grading and building permit for construction of the model home site. Plans must be stamped by building division upon approval as these plans will be used for the building division inspection. 3)The following advertising devices or activities are expressly prohibited within or outside the project: banners, balloons, portable trailer signs, or human indicators/sign twirlers. Permitted signage can be found in La Quinta Municipal Code (LQMC) Section 9.60.240 4)ADA accessible route(s) from the sales office to and throughout the model complex area shall be provided and maintained as may be required by City staff. 5)The applicant shall provide a $1,000 cash deposit ensuring that the structures and facilities will be removed or made consistent with applicable zoning regulations within ninety days after the expiration of the permit or discontinuation of the use the permit is approved for. The City may elect to add and/or modify Conditions to this applicant request to mitigate any problems that arise as a result of operation of the models.
