MUP 2020-0012 Griffin Ranch Model Homes (01.26.21) January 26, 2021 Stephanie Chan Lennar Homes of California Inc. 980 Montecito Dr Suite 300 Corona, CA 92879 SUBJECT: MINOR USE PERMIT 2020-0012 GRIFFIN RANCH MODEL HOMES Dear Ms. Chan: The City of La Quinta Design and Development Department has reviewed and approved Minor Use Permit 2020-0012, for a model home complex site on Lots 60, 210, 211 and 212 within the Griffin Ranch Development, subject to the information on file and attached and the following conditions of approval: Planning 1. The model home site shall be permitted to remain for two (2) years, beginning from the date of this approval, unless a time extension is applied for and granted by this Department. The Design and Development Director may extend the permit for up to one year, upon written request from the property owner. No fee will be charged to extend this permit. 2. The following advertising devices or activities are expressly prohibited within or outside the project: banners, balloons, portable trailer signs, or human indicators/sign twirlers. Permitted signage can be found in LQMC Section 9.60.240. Fire 3. 3-feet clearance: Fire hydrants and other Fire Protection Equipment shall be provided with a minimum 3-feet radius clearance around the circumference of the device. (CFC 507.5.5, 509.2.1 & 912.4.2) 4. Requests for installation of traffic calming designs/devices on fire apparatus access roads shall be submitted and approved by the Office of the Fire Marshal. Ref. CFC 503.4.1 5. Construction Permits Fire Department Review: Submittal of construction plans to the Office of the Fire Marshal for development, construction, installation and operational use permitting will be required. Final fire and life safety conditions will be addressed when the Office of the Fire Marshal reviews these plans. These conditions will be based on occupancy, use, California Building Code (CBC), California Fire Code, and related codes, which are in effect at the time of building plan submittal. 6. Residential Fire Sprinklers: Residential fire sprinklers are required in all one and two-family dwellings per the California Residential Code (CRC). Plans must be submitted to the Office of the Fire Marshal for review and approval prior to installation. Ref. CRC 313.2 Building 7. Any building, structure, facility, complex or improved area, or portions thereof, which are used by the general public shall be provided barrier free design to ensure that these improvements are accessible to and usable by persons with disabilities. Plans shall fully detail how the proposed model complex can be approached, entered and used in compliance with the California Accessibility Standards as applicable in Title 24 Chapter 11B and per Federal ADA Regulations.
