MBA 2021-0002 Extra Self Storage (02.26.21) February 26, 2021 Louis Marinelli KSP Studio 23 Orchard Road, Suite 200 Lake Forest, CA 92630 SUBJECT: MODIFICATION BY APPLICANT 2021-0002 STORAGE FACILITY Dear Louis Marinelli: The Design and Development Department has reviewed your request for a modification to the existing commercial building at 79315 Highway 111, Suite 1, approved via Site Development Permit 2005-824. The modifications include relocation a water meter and back flow preventer, and to remove an existing low wall, overhead canopy, and supporting canopy. It has been determined that said plan modifications are minor, will not result in a significant change in the project as approved by the decision making authority, and comply with the spirit and intent of the Centre at La Quinta Specific Plan. Therefore, the design modification is approved as shown on the attached exhibits, subject to the following conditions of approval: 1. The applicant shall secure building permit approval from the Building division prior to the initiation of any work. Additional permits from the Design and Development Department may be required for the work to be completed. 2. Plans shall be prepared for permitting to the applicable code at the time of submittal. 3. Where existing elements or spaces are altered, each altered element or space shall comply with the applicable accessibility requirements of Chapter 11B - Division 2. Where existing element of the Path of Travel are not in compliance with the latest applicable requirements they shall be upgraded per Section 202.4. Verify that an accessible route as defined is available and complies with current code requirements (i.e. Curb Ramps, Detectable Warnings etc.) from the public right of way and parking to the proposed remodel. If deficiencies exist, documentation including valuations and an improvement plan demonstrating how compliance will be achieved in Alterations per 11B-202.4. It is the design professional’s responsibility to verify the existing path of travel is in compliance with current standards. Additional comments may be required based on further information being provided for review. Though these items do not need to be addressed for Building Division Modification by Applicant Approval, they are being offered to help expedite the review and approval of your project during the permitting stage. 5. Landscaping on the site, including around the building and parking lot, shall be brought back to compliance with existing and effective landscape plan. Planning inspection for building will include inspection of landscaping. 6. All building's fire protection systems will need to have current testing and maintenance documentation available for review upon request of the fire department. 7. A final inspection will be required before fire department approval is granted. 8. Approval of signs requires a separate sign permit(s). Applicant shall comply with Centre at La Quinta – Sams Club sign program for new signs. The signs presented on this plan are not consistent with the sign program and may require amendment of sign program. 9.
