MA 2022-0005 Dammeier Residence at 52721 Meriwether Way (06.01.2022) June 1, 2022 Andrew McClure McClure Homes 78-080 Calle Amigo Ste 200/201 La Quinta, CA 92253 SUBJECT: MINOR ADJUSTMENT 2022–0005 52721 MERIWETHER WY ROOF HEIGHT ADJUSTMENT Dear Mr. McClure: The Design and Development Department has reviewed your Minor Adjustment application (MA 2022-0005), pursuant to Section 9.210.040 of the City of La Quinta Zoning Code. REQUEST: Grant up to a 10% adjustment to increase the maximum height allowed for a new single-family home located at 52721 Meriwether Wy. The maximum height is being adjusted from 28’ to 28’ and 5” measured from finish grade, per the attached exhibit. The proposed height increase is only a 1.5% change. DECISION: Approval is granted for the requested adjustment based on the following findings and subject to the conditions of approval listed below: 1. Minor Adjustment 2022-0005 is consistent with the La Quinta General Plan, in that the proposal does not alter the approved land use for the property or affect land use on surrounding similar properties. 2. Minor Adjustment 2022-0005 is consistent with the intent of the La Quinta Zoning Code in that the requested adjustment will be conditioned to comply with all other development standards as required under said Zoning Code. 3. Processing and approval of Minor Adjustment 2022-0005 is in compliance with the California Environmental Quality Act. The adjustment requested falls under CEQA Guidelines Section 15305(a) as a “Minor Alterations to Land” - Class 5 Categorical Exemption. 4. Approval of Minor Adjustment 2022-0005 is not detrimental to the public health, safety and general welfare, nor injurious or incompatible with other properties and land use in the vicinity. The adjustment has no impact on health or safety issues and will not affect physical land use characteristics in the vicinity. The adjustment will be compatible with the architectural styles of the existing single-family homes. CONDITIONS OF APPROVAL: 1. A building permit (BRES2021-0909) shall be obtained prior to construction. The proposed construction shall comply with all other development standards as required under the La Quinta Zoning Code. Please be advised that the City only approves three Minor Adjustments per lot, regardless of the percentage of the development standard adjusted. This approval relates only to the minor adjustment referenced herein and does not imply any entitlement or approval of a building permit for any structures shown on the plans on file. This approval consists of only one Minor Adjustment, as previously described. All other development standards of the La Quinta Zoning Code are applicable and shall be adhered to in preparing plans for building plan check. MINOR ADJUSTMENT #MA2022-0005 52721 MERIWETHER WAY LA QUINTA, CA 92253 DESCRIPTION OF MINOR ADJUSTMENT REQUEST The sloping shed roof over the partial second story of this custom residential project has an elevation of 28’-5” at its highest point and measured from finish grade (which is the same as pad elevation in this case). This only occurs at one point along the West ridge line and from there slopes down to an elevation of 24’-8.5”. Per La Quinta Municipal Code 9.50 – Zone RL (as indicated in the plan check corrections) the maximum building height for residential projects is 28’-0”. With a minor adjustment allowance of up to 10% deviation from this code, the maximum building height would allow for an elevation of 30’-9.5”. With an approved minor adjustment for this project, the proposed roof line would still be under the maximum allowed by 2’-4.5”. We have designed this ridge line to extend out at its current height to create the best possible sun shading and head height clearance for the users.
