This property is located within the Country Club of the Desert Specific Plan (The Madison Club) Amendment 1 and Low Density Residential (RL) zone. Country Club of the Desert Specific Plan 1999-036 covers two residential communities that includes the Hideaway Club and the Madison Club, and states that roof top equipment is not permitted but allows for some flexibility regarding design and interpretation. The general residential standards allow for mechanical equipment to be located on the roof if it is enclosed by a parapet wall and not visible by surrounding neighbors. As such and pursuant to Country Club of the Desert Specific Plan Section 6.1.2 Interpretation, you have requested a determination from the Director as to whether the mechanical equipment would be allowed to be located on the roof. Mechanical Equipment Location Based on plans submitted, the mechanical equipment is screened from the view of surrounding neighbors (Attachment 1). The placement of the mechanical equipment enclosed by parapet walls will not create conditions materially detrimental to the public health, safety, and general welfare or injurious to or incompatible with other surrounding properties. Because the mechanical equipment location has no visual impact to the surrounding neighbors, the Director has determined that its placement is acceptable and is therefore allowed to be located on the roof at the above address.
