Description: The one-story single-family residence at 51422 Calle Iloilo was built in the Tract Ranch style. It has a rectilinear plan and a low-pitched side-gabled roof with moderate overhanging eaves. Exterior walls are wood frame clad with stucco. The building faces west from the east side of Calle Iloilo with an asymmetrical façade. The roof has open eaves with a fascia board and exposed rafters, and is clad in asphalt composite shingles. At the rear of the building (east elevation), there is a flat roof with a short stucco parapet wall that is clad in a synthetic membrane. Extending from the front elevation, there is a wooden pergola, used as a carport. The front elevation features vinyl framed single-lite sliding glass windows and a wooden front door with an oval center lite. Raised window and door surrounds have been added. The concrete privacy wall is clad in stucco with wrought iron railings and a front gate. The wall extends around the property with vegetation at the front. Character defining features of Tract Ranch homes that can be seen on the subject property include the rectilinear form, the low-pitched gable roof, and the wood frame clad in stucco. P1. Construction History: The subject property was constructed in 1948. In 1987, property owner Leon Finley obtained a permit to build a garden wall (Permit No. 002923). In 2008, the property owner, the Bank of America, obtained a permit to switch out the electrical meter (Permit No. 08-0446). In 2011, property owner Russel and Mirijam Clark obtained a permit to construct a 348 sq.ft. addition (Permit No. 11-0750). Aerial photographs from 2013, indicate that the home was substantially remodeled in a campaign that replaced much of the original fenestration, removed the arcaded veranda, and reconfigured the roofing form (Google Earth / Google Maps). The dwelling appears to have originaly featured a prominent stucco clad arched patio and fixed aluminum framed windows on the west (front) elevation.
